These monthly and 12-month figures are computed from individual HDB rental approvals, not HDB's published statistics. Rents are what flat owners declared when HDB approved the letting, unverified by HDB and indicative only. The monthly median covers that month's approvals only; the 12-month columns pool the 12 months to that month and are the steadier figure to quote.

What these figures cover

The quarterly table is HDB's published median monthly rent by flat type for Sembawang. HDB publishes no all-flat-types median there, so the all-flat-types figures come from the monthly approvals. A median is left out where fewer than 20 approvals stand behind it. HDB's file has no 2019 Q4 figures.

The 12-month figure pools the 12 months to that month and is the steadier figure to quote.
